Design Philosophy
Our designers understand the balance of form and function, and the practical considerations of facility maintenance, energy efficiency and budget. We take a holistic approach to projects of every scope, utilizing a direct and transparent communication style to enable a truly collaborative process. Active listening is vital to extract your highest goals and render them into clear and comprehensive expectations.

We ask the important questions to the right people, bringing essential issues to the forefront for dialogue and decision-making. How should the project reflect your image? How should the building function ten years from now? What’s the most effective use of your resources? Insightful questions and carefully considered responses form the vision that drives design.

 

 

Partnering Dialogues and Project Kickoff
BNB Design will host partnering and kick off meetings where each team member will chair various portions of the dialogues as their expertise dictates. We will create a matrix of responsibility to address key topics like communication flow and documentation, master schedule and budget, review of project controls and outline of project deliverables, among others.


Program Requirements
As part of the programming process, BNB Design will hold interviews, create adjacency diagrams, evaluate the existing facility, identify any potential issues and set goals. We will share these documents with each applicable consultant and, ultimately, compile a comprehensive programming document that will serve as a guide throughout the project design. Buildings today are not a kit of parts, but a collaboration of many pieces whose success is driven by all the stakeholder disciplines working together as one.


Schematic Design Phase and Design Development
The Design Team will progress through the schematic phase, incorporating modifications from partnering and design review meetings. Preliminary estimating early in the schematic process will keep the design effort targeted and effective. In design development, we will efficiently generate, consider and have priced recommendations to help our client make effective and timely decisions to guide the final design.


Construction Document Preparation
The full BNB Design Team will play active roles in refining the design solution into final construction document preparation. The drawings and project manual lay down your critical requirements into the prime agreement between our client and the general contractor. Our team will review each technical specification section to address quality controls and competitiveness, as well as appraise the construction drawings for coordination and completeness.

 

Quality Assurance/Quality Control
Our proven quality assurance process includes formal documentation of planned activities to ensure that agreed-upon quality objectives are achieved. Our team’s QA/QC manager develops and administers this documentation system, which in turn is reviewed by the Project Lead. A formal audit of the project documents ensures the design meets the applicable criteria, resulting in documents that clearly and accurately communicate the design ideas and goals within the constraints provided. BNB Design firmly believes in full disclosure of its review process and will present all comments and resolutions in the our client’s submittal.

 

Construction
To support the project through the construction phase, if our client requests we can review the general contractor’s prepared design submittals and shop drawings, document site visits and provide construction oversight.


Image
The look of your facilities inexorably contributes to your external brand. A building is a defined face you reveal to the world, and in many cases, a basis for how people respond to your community. A building’s image must reflect the larger organization. We are sensitive to the need to develop a project that provides a welcoming embrace.


Maintenance
Our Design Team does not measure success at the end of design or construction. Rather, we consider how successful the project will be in one, five or ten years into the future. Layout, system design and material selection are key elements to ensure a facility is maintained easily and cost-effectively.  We evaluate warranty, cleaning processes, maintenance and flexibility. We look for products that have been tested sufficiently to provide appropriate data on durability and wear. Our client’s projects demand timeless, quality design, not trendy products that may not stand the test of time.

 

Sustainability
Sustainable design represents a disciplined approach to being a responsible steward of the planet. We believe that conscientiously preserving our earth’s gifts is not a choice but a responsibility. We approach every project with green design concepts, whether your goal is LEED Platinum certification or simply doing right by our planet. We nurture the cooperative and flexible atmosphere that sustainable design—especially in renovations—demands. Many of our team members are LEED accredited, and we offer significant experience in using sustainable products and strategies to encourage an environmentally-friendly designed building.


To minimize energy inefficiencies, we analyze and make recommendations for all building systems including heating, cooling, lighting, electrical, roof and windows. In addition to the traditional efficiency solutions, the Design Team will help evaluate energy-reducing ideas like bicycle racks, a recycling program, Green-e Tradable Renewable Certificates or preferred parking for high-occupancy or low-emissions vehicles.


Budget
Corporate projects are often subject to the most scrutiny, and the highest standards for responsibility. The BNB Design Team will do everything within its power to meet the budget and provide the highest-quality designs and finished projects. As small business owners, we understand the importance of wise financial decisions and the value of monies spent on projects.

Management Plan
Because consistency is crucial to a viable management plan, we offer your a single source of contact, control and responsibility at BNB Design. You have our personal assurance that your completed projects will function and operate within your established project programs. The Design Team welcomes extensive involvement from our client’s representatives throughout the partnering, design, construction and commissioning of the projects. Communication between each facet of the Design Team helps truncate the project schedule and allows for the most effective transformation of design concepts into construction reality.
