As the project leader, BNB Design will coordinate and monitor the progress of each Project Team member to ensure a cohesive perspective and efficient execution. The groundwork for success in the construction phase is built on the quality of the documents, packaging of the work offering, orchestrated bidding and thoughtful plan execution.


To ensure that result, the Project Team will focus intently on planning, scheduling, controlling and organizing the design and construction process.


Planning and Scheduling
After the stakeholders are identified, the Design Team’s first job is to ask, listen and develop a work breakdown summary. This planned summary provides a platform to schedule and control time and resources. What results is the most accurate estimate, baseline schedule and project plan possible. Open dialogue and smart planning can help to avoid schedule delays and budget adjustments later in the process.


Planning activities include input from subject matter experts (where appropriate) on constructability, operability, maintainability and other areas such as ergonomics, to ensure that the final product meets our clients’ expectations and guidelines.


Fast Track Schedules
The structure and specialization of our project team makes us uniquely qualified to handle an aggressive timeline. Each member firm offers the capacity and agility to meet fast-track schedules. When our team commits to meeting project deadlines, we mean it, without exception.    

 

Controlling
All projects, unless otherwise agreed, are governed by the project management plan, summary work breakdown, project critical path schedule, project resource plans, weekly and monthly project status reports, risk management plan, commissioning plan and other project control tools as needed. These proven processes help to control the project’s physical and financial aspects on a daily basis. As project manager, BNB Design will ensure that all team members are trained and mentored on these valuable management tools.


Cost Control
Budget control begins at the very start of the project, not when bids are received. Early identification of our clients’s objectives and expectations regarding budget allows the Design Team to establish and begin working within parameters immediately.
 

While our experience in similar project types gives us a basis for cost estimates, we also rely on information from manufacturers, vendors and contractors to validate the costs of our designs. We’ll provide the long view as well, with life cycle-cost analyses for systems that allow our client to make decisions based not just on initial capital costs, but also on long-term operational costs.


Quality Control
Quality control is centered on accountability and accessibility. A single project manager—involved from conception to completion—provides a consistent point of contact for our client and rest of the Design Team. Quality control is not just in evidence on the day construction documents go out the door. For our team, it is a daily occurrence from the top down. Underneath the Lead Project Managers, each individual team member is responsible for addressing day-to-day work. Our team will also hold frequent internal and external design meetings to review and discuss issues.

Project Controls
A critical key to any successful project, regardless of size or duration, is effective project controls. Optimized schedules, in-depth analysis and timely reporting will allow for a swifter schedule and facilitate any necessary course correction to keep the project on schedule and within budget. These project controls are a constant presence throughout each phase, from the initial partnering outline, engineering and design to construction and close out. We will use our proven alignment techniques to help synergize stakeholders from the very beginning.

Organizing
We will develop a project management plan to help organize and direct the project to a successful completion. By design, the plan is continually in flux, adapting and adjusting to remain current and effective. That plan will include an organizational breakdown, providing our client, Design Team members and outside entities with clearly defined roles and responsibilities for all areas of the project. This document includes a responsibility matrix that provides clear accountability for all team members and points of contact for all project functional areas.
